Gas Safety Certificates For Landlords Landlords have a legal obligation to make sure that all gas devices and fittings in their residential or commercial properties are safe. This is done by having a Gas Safe signed up engineer examine all gas devices and produce a CP12 certificate. Landlords are needed to give these files to renters within 28 days of the inspection.
